Community Regulations

Whitemud Creek is a unique community lifestyle concept in which the developers created a community that would be the envy of every other community in the City of Edmonton. Their plan was to put in amenities that were superior to anything available in any other community and to ensure the community retained its value, Carma Developers put in place a series of architectural guidelines and placed restrictive covenants on all property title to ensure that the architectural guidelines were adhered to in order to reflect the value of our properties.

An encumbrance was placed on each title requiring homeowners to pay a yearly fee to ensure all community owned assets are maintained and safeguarded. While this fee has never been increased from the original $20/month, the encumbrance allows for a maximum of $50/month.

Whitemud Creek Homeowners’ Association Ltd. was established to provide oversight and ensure that our upscale community maintained its value.

Architectural Guidelines

As per the restrictive covenant:

  • No changes may be made to any fencing;
  • No changes may be made to the exterior finishing of any dwelling;
  • No changes may be made to the exterior structure of any dwelling.

Owners’ may make changes if such changes are approved in writing by the Whitemud Creek Homeowners’ Association Board of Directors.

It is the responsibility of the WCHA Board of Directors to approve additional construction materials that ensure the value and quality of homes in the community be retained.

Encumbrance

Fees are essential to the financing of operations and services provided by WCHA. The Board of Directors establishes the services and resulting rates to be paid each year which is presented at the Annual General Meeting.

To ensure the collection of yearly fees, an encumbrance was placed on each property allowing the Association to collect up to a maximum of $50/month to ensure that assets that are purchased and maintained are safeguarded.
